For each asset acquired, Epic activates its value creation model that includes a renovation program, improved operational efficiency, better tenant-centric services with a disciplined exit strategy.
Las Brisas De Cheyenne
Las Brisas De Cheyenne (“Las Brisas”) is the first acquisition of the Fund launched in 2020.
Las Brisas is a 176-unit garden-style apartment community located in the Northeast/Sunrise Manor submarket of Las Vegas.
Built in 1999, Las Brisas is a well-maintained multifamily complex that consists of 11, two-story walk-up buildings, and a separate office/amenity building. The Fund will reposition the property through modernization of common areas, upgraded unit finishes, a better amenity package for tenants and improved property curb appeal.
Epic has retained Stout Management Company as property manager of Las Brisas. Stout currently manages over 9,000 units in 54 multifamily properties within Las Vegas.
Willowbrook Crossing
Willowbrook Apartments located in greater Denver, Colorado. Willowbrook consists of 95 units across four buildings.
The property is strategically located less than one mile away from the Westminster Light Rail Station and a short 17-minute train ride to Union Station in downtown Denver, which provides connectivity to all areas of Metro Denver.
Urban Phoenix
Urban 188 is a 94,250-square-foot building and Urban 96 is a 38,425-square-foot building; both have a combined occupancy rate of 92%. The buildings consist of studio and one- and two-bedroom units within a gated community featuring swimming pools, a yoga deck, dog parks, outdoor lounge areas and outdoor BBQ and picnic areas. Both buildings are located near freeway access and along the 28.2-mile Valley Metro Rail, making them less than a 15-minute commute to several major employment corridors.
