Maximizing Value Potential

The building was originally built in the 1980s with an atypical floor plate which resulted in limited movement around the core of the building. At the time of acquisition, early 2017, there were no amenities and upgrades to building systems and common areas need to be upgraded.

Put simply, HSBC Place no longer met the expectations of a changing and growing office market. However, HSBC Place had one very appealing attribute: location.

The decision was made to leverage the location and reinvest into the building as a long-term hold. In mid-2018, construction commenced on HSBC Place to reposition the property as a best in class AA office building with first-class amenities.

Epic managed the complete interior and exterior revitalization that resulted in a “new” building with market leading design features including new mechanical and electrical systems.

Improving Tenant Satisfaction

HSBC Place was designed to meet the demands of today’s tenants and well into the future by integrating sustainability initiatives and smart building technologies.

It is the first building in Edmonton to be certified Wired Platinum to ensure that tenants have access to reliable connectivity via a scalable digital infrastructure.

The building was designed to LEED®Gold® standards which is a North American rating system that measures the performance of the building with a goal to improve operational efficiency while reducing environmental impacts.

HSBC Place will be one of the first Well® Gold buildings in Edmonton. WELL measures and monitors features of the built environment that impact human health and well-being, through air, water, nourishment, light, fitness, comfort and mind.
